FINAL PLATS: EFFECT OF APPROVAL <br /> <br />1. Approval of a Final Plat as filed and all accompanying <br />documentation by the Commission, together with approval of <br />Publ ic Improvement Construction Documents by the Director shall <br />result in issuance of a Development Authorization by the <br />Department which permits the developer to begin construction <br />of subdivision improvements. <br />2. Disapproval of a Final Plat requires filing of a new Final <br />Plat. <br /> <br />D. FINAL PLATS: RECORDATION AND CONSTRUCTION OF PUBLIC IM- <br />PROVEMENTS <br /> <br />,.. Final Plat shall not be recorded until executed by the <br /> <br />Director and by the Commission. Before the Final Plat is <br /> <br /> <br />executed, the developer shall follow the procedure prov id ed <br /> <br />for in Section 4.04, and construct the proposed improvements <br /> <br /> <br />according to the approved plans and specifications. In the <br /> <br />event the developer or owner fails to commence construction of <br /> <br /> <br />such improvements within one year of Development Authorization, <br /> <br /> <br />approval of the Final Plat shall terminate upon written notice <br /> <br />from the Commission to the developer or owner. The developer <br /> <br /> <br />or owner may request in writing a one year extension specifying <br /> <br /> <br />the reasons why construction has not commenced. <br />
