<br />. <br /> <br />. <br /> <br />Preliminary Zoning <br />Page 5 <br /> <br />Parks & Recreation/Conservation Areas~ <br />The portion of Area I located west of Highway 146 is proposed <br />to be incorporated into existing park zone 8. There are no <br />existing or proposed areas of residential development located <br />within this park zone. <br />A pedestrian trail and small park (to be located at Powell <br />road and the planned extension of Wharton Weems) are proposed for <br />the original portion of Zone 8. A total of 18.8 acres are to be <br />devoted to this park/trail complex. No additional facilities are <br />proposed for the Zone 8 Extension. <br />The portion of Area I bounded by Highway 146 on the west and <br />Taylor Bayou on the east is proposed to be joined with Areas II & <br />III to comprise a new park zone which will be designated as Zone <br />18. <br /> <br />Proposed Zone 18 presently contains approximately 4.7 acres <br />of private park area (located in the Shady River, Bayside Terrace, <br />and Bay Oaks Subdivisions). In order to achieve the 1/22.3 <br />residential zone/park ratio targeted by the Comprehensive Plan, an <br />additional 5.4 acres of park area will be required. The <br />additional park acreage is proposed to be achieved by development <br />of a pedestrian trail and conservation area paralleling Taylor <br />Bayou and a small park to located by Taylor Bayou, south of McCabe <br />Road. <br />
