<br />. <br /> <br />. <br /> <br />Preliminary Zoning <br />Page 11 <br /> <br />Shady River Subdivision to the west and south and South Broadway to <br />the east. This zoning district is presently occupied by three <br />commercial buildings and there does appear to be room for limited <br />expansion of these facilities. <br />It is felt that N.C. zoning is most appropriate type of Commercial <br />zoning for this area. This is due to the following facts. <br /> <br />1. The amount of developed and undeveloped residential property <br />in the area is sufficient to warrant a small commercial <br />district to serve neighborhood needs. <br />2. The concentration of General Commercial property and <br />development located further north on South Broadway and <br />Fairmont Parkway is sufficient to meet the City's needs for <br />the foreseeable future. <br />3. General Commercial development in this area would tend to <br />draw a higher volume of traffic than is desirable for either <br />a residential area or a dead ended road such as South <br />Broadway. <br />4. A review of the City's zoning map reveals the spacing between <br />this proposed N.C. zone and the closest adjacent Commercial <br />zone is consistent with the arrangement of other Commercial <br />zones within the City. <br />
