<br />. <br /> <br />.. <br /> <br />Preliminary Zoning <br />Page 3 <br /> <br />The plan proposed by the Commission is comprised of three major <br />components. These are: <br />1. Land Use Plan (Exhibit B) <br />2. Parks & Recreation/Conservation Plan (Exhibit C) <br />3. Zoning Map (Exhibit D) <br />For the purposes of this report, the newly annexed territory has <br />been divided into four areas (See Exhibit E). The Comprehensive Plan <br />considerations which led to the presently proposed zoning <br />classifications are discussed for each area. <br /> <br />AREA I <br />(See Exhibit E) <br /> <br />Area I is comprised of approximately 225 acres. The bulk of the <br />area, which is largely undeveloped, lies within an "A" flood zone. <br />This area is further characterized by the presence of relatively large <br />single ownership tracts. <br /> <br />Street & Thoroughfares: <br />Access to this property is limited to McCabe Road (secondary <br />arterial) and Highway 146 (Controlled Access highway). There are <br />presently no developed streets to provide access to the interior <br />sections of this area. <br />
