<br />. <br /> <br />. <br /> <br />-86- <br /> <br />Section 10 - 700 Off Street Loadin2 Reauirements <br /> <br />10-701 Puroose <br /> <br />The regulation of loading spaces in these zoning regulations <br />is to alleviate or prevent congestion of the public righ~-of- <br />way and so to promote the safety and general welfare of the <br />public. By establishing minimum requirements for off-street <br />loading and unloading from motor vehicles in accordance with <br />the utilization of various parcels of land or structures. <br /> <br />10 - 702 Location <br /> <br />1. All required loading berths shall be off-street and <br />located on the same lots as the building or use to <br />to be served. <br /> <br />2. All loading berth curb cuts shall be located at minimum <br />fifty feet (50') from the intersection of two (2) or more <br />street rights-of-way. This distance shall be measured <br />from the property lines common with the right-of-way lines. <br /> <br />3. No loading berth area shall be close'r than thirty feet (30') <br />from a residential district unless within a structure. <br /> <br />4. Loading berths shall not occupy the front yard setback or <br />side yard setback if adjacent to a street right-of-way. <br /> <br />5. Each loading berth shall be located with appropriate means <br />of vehicular access to a street of pUblic alley in a manner <br />which will cause the least interference with traffic. <br /> <br />10 - 703 Surfacing <br /> <br />All loading berths and accessways shall be surfaced in con- <br />formance with the Public Improvements Criteria Manual to <br />control the dust and drainage according to a plan submitted <br />and sUbject to the approval of the Director of Community <br />Development. <br /> <br />,~ <br /> <br />10 - 704 Accessory Use, Parking and Stora~e <br /> <br />Any space allocated as a required loading berth or access <br />drive so as to comply with the terms of these zoning regu- <br />lations shall not be used for the storage of goods, or <br />inoperable vehicles and shall not be included as part of <br />the space necessary to meet the off-street parking area <br />requirements. <br />
