<br />both inclusive, and the West forty feet (W.40') of the adjoining
<br />South twelve feet (S.12') of Lot Seven (7), all in Block One Thousand
<br />Ninety-four (1094), of TOWN OF LA PORTE, Harris County, Texas.

<br />This is a Right-of~ay Deed for the widening of South 16th Street.
<br />Grantor reserves the right to construct driveways across said right-
<br />of-way in accordance with City of La Porte ordinance, and, with the
<br />consent of Grantee, to landscape that portion of such right-of-way
<br />not used by Grantee or the public utilities serving Grantee, for
<br />right-of-way purposes.

<br />TO HAVE AND TO HOLD the above described premises, together wilh all and singular, the rights and
<br />appurtenances thereto in any wise belonging unto the said Grantee, his heirs and assigns forever. And Grantor
<br />does hereby bind himself, his heirs, executors and administrators, to warrant and forever defend, all and singular
<br />the said premises unto the said Grantee, his heirs and assigns, against every pCr<'f'ln whomsoever claiming or to
<br />claim the same or any port thereof. Taxes for the current year have been prorated and are assumed hy r.rantee.
<br />This conveyance is made subject to all and singular the restrictions, conditions, oil, gas, and other mineral reser-
<br />vations, easements, and covenants, if any, applicable to and enforceable against the above described property as
<br />renected by the records of the county clerk of the aforesaid county.
<br />
<br />When this deed Is executed by more than one person, or when the Grantee is more than one person, the
<br />instrument shall read as though pertinent verbs and pronouns were changed to correspond, and when executed
<br />by or to a corporation the words "heirs. executors, and administrators" or "heirs and assigns" shall be construed
<br />to mean "successors and assigns."
