I've also <br />included recommendations for repairs. <br /> <br />EXECUTIVE SUMMARY <br /> <br />Visual observation of the underside of the elevated floor structure revealed that the reinforcing steel in the <br />beams and joists has begun to corrode from exposure to salt air. The corrosion is causing the steel to expand <br />and spall the concrete cover off of the reinforcing. This of course leads to acceleration of the process. The area <br />under the building needs to be barricaded until all loose concrete can be removed to prevent a hazard from <br />falling debris. The structure needs to be thoroughly deaned to remove all loose concrete and expose all cracks. <br />The cracks must be sealed by injection of urethane sealant; the reinforcing steel must be thoroughly cleaned of <br />corrosion and coated with an anti-corrosion bonding agent and the spalJs must be replaced with a cement and <br />sand aggregate mortar to restore the cover on the reinforcing steel. All the exposed surfaces of the concrete <br />must be coated with an elastomeric waterproof coating to seal them against salt air intrusion. It may be <br />necessary to clean and recoat the exposed surfaces approximately every five years. <br /> <br />REPORT <br /> <br />The Sylvan Beach Pavilion was visited on April 23, 1998 in the company o( Mr. Doug Kneupper and Mr. Reagan <br />McPhail. The visit was made at the request of Mr. Kneupper. The purpose of the visit was to observe and <br />report on the condition of the floor structure and to make recommendations for repairs. The weather was clear, <br />sunny and the temperature was in the eighties. <br /> <br />The building is elevated above the ground and the soffit of the main floor is about 8 or 9 feet above the.ground. <br />The structure is positioned immediately behind the seawall in very dose proximity to the bay. The building is <br />constantly exposed to salt air. <br /> <br />The structure is reinforced concrete pan joist and beam framing supported on reinforced concrete columns. The <br />foundation system is not known but it is probably driven piles. <br /> <br />No indications of excessive deflection, foundation settlement or overstressing of the structure were visually <br />apparent. <br /> <br />AFFILIATE OFFICES IN: ROClCVlu.e.
