<br />No.5, Harris County, Texas, and being out of and a part of Outlot 305 of the La Porte Outlots, a
<br />subdivision recorded by plat in Volume 61, Page 374, of the Harris County Deed Records, Harris
<br />County, Texas (HCDR), said Outlot 305, having been conveyed to Eugene R. Ybarra and Antonio
<br />M~tta by deed dated March 3, 1973, and recorded under Harris County Clerk'soFile (HCCF) No.
<br />0832504 of the Official Public Records of Real Property of Harris County, Texas (OPRRPHCT).
<br />Said 0.777 acre tract is more particularly described by metes and bounds as follows:

<br />BEGINNING at a 5/8-inch iron rod set for the intersection of the east line of said Outlot 305, with
<br />the north line of a 30 foot wide fee strip (called 0.449 acre) conveyed to Harris County Flood
<br />Control District (HCFCD), as described in deed dated November 22, 1965, and recorded in Volume
<br />6291, Page 64 of said HCDR, said east line of Outlot 305 being the west line of Outlot 304, the
<br />western portion of Outlot 304 having been conveyed to Lucieu Paul Moreax, et ux., by deed dated
<br />September 19, 1990 and recorded under HCCF No. M828602 of said OPRRPHCT;

<br />THENCE, South 86 degrees 50 minutes 44 seconds West, along the North line of said 30 foot wide
<br />HCFCD fee strip, a distance of 325.93 feet to a 1/2-inch iron rod found for corner on the west line
<br />of the aforementioned Outlot 305, said line also being the east line of Outlot 306, said Outlot 306
<br />being part of a called 7.1613 acre tract of land conveyed to Charles C. Hinds by deed dated
<br />February 17, 1982 and recorded under HCCF No. H346433 of said OPRRPHCT;

<br />THENCE, North 03 degrees 00 minutes 09 seconds West, along the common line of said Outlots
<br />305 and 306, a distance of 89.70 feet to a 5/8-inch iron rod set for corner;

<br />THENCE, North 81 degrees 16 minutes 20 seconds East, departing said common line, a distance
<br />of 218.09 feet to a 5/8-inch iron rod set for corner;

<br />THENCE, North 86 degrees 57 minutes 42 seconds East, a distance of 108.93 feet to a 5/8-inch iron
<br />rod set for corner on the common line of said Outlots 305 and 304;

<br />THENCE, South 02 degrees 59 minutes 55 seconds East, along said common line, a distance of
<br />110.66 feet to the POINT OF BEGINNING, and containing 0.777 acres (33,829 square feet) ofland.
