<br />Harris County, Texas (OPRRPHCn. Said 1.240 acre tract being more particularly described by
<br />metes and bounds as follows:

<br />BEGINNING at a 5/8-inch iron rod, with "Baseline Corp" cap, set for the northwesterly corner
<br />of the tract herein described, same being the common northeast corner of said called 22,450
<br />square feet tract of land being further described in deed executed September 22, 1969 from
<br />Fairmont Foods Company to Morton A. Cohn as recorded under HCCF No. C992328 of said
<br />OPRRPHCT, said iron rod also being on the southerly right-of-way line of Spencer Highway (100
<br />foot right-of-way); .

<br />THENCE, East, along said southerly right-of-way line of Spencer Highway, a distance of 293.51
<br />feet,to a 5/8-inch iron rod, with "Bqseline,Corp" cap, set for the northeast corner of the herein'
<br />described tract; .

<br />THENCE, South 00 degrees 51 minutes 00 seconds East, departing the southerly right-of-way
<br />line of Spencer Highway, a distance of 184.11 feet to a drill hole with' "X", set for the
<br />southeast corner of the herein described tract;

<br />THENCE, North B9 degrees 57 minutes 22 seconds West, along the face of the existing school
<br />building, a distance of 293.51 feet to a SIB-inch iron rod, with "Baseline Corp" cap, found for
<br />.the southwest ~orn~r of the herein described tract; .

<br />THENCE, North 00 degrees 51 minutes 00 seconds West, along the aforesaid east line of the
<br />22,450 square feet tract of land, a distance of 183.89 feet to the POINT OF BEGINNING, and
