Nothing in this section shall prohibit within the <br />fire limits and subject to the specified limitations, the erection of new <br /> <br />~. -- <br /> <br />e <br /> <br />buildings or structures, nor the extension or enlargement of heretofore erected <br /> <br />buildings or structures, of 'WOod frame construction or unprotected metal con- <br />struction, as follows: <br /> <br />(a) A building of wood frame construction or of unprotected metal <br /> <br />construction occupied exclusively as a private garage or stable, not more than <br />one story in height ,nor more than 750 square feet in area, located on the same <br />lot with a dwelling; provided that such buil~g shall be placed at least 3 <br />feet from the lot lines of adjoining property. <br />(b) Greenhouses not more than 15 feet in height erected on the <br /> <br />same lot with and accessory to a dwelling or a store. <br /> <br />.--- -. <br /> <br />. <br /> <br />(c) Builders r shanties for use only in cOlUlection with a duly <br />authorized building operation and located on the same lot with such bUilding <br />operation, on a lot immediately adjoining, on an upper floor of the building <br /> <br />under construction, or on a sidewalk shed. <br />(d) Piazzas or balconies on dwellings, not exceeding 10 feet in <br /> <br />1.Yidth nor ex tending more than 3 fee.t above the second story floor beams; <br /> <br />provided that no such structure shall be located nearer than 3 feet to an <br /> <br />adjoining lot line or be joined to a similar structure of another building. <br /> <br />- <br /> <br />(e) Fences not exceeding 10 feet in height. <br />(f) Display signs as provided in Section 15-8(a) and Section 47. <br />SECTION 14. SPECIAL OCCUPANCY REQUIREMENTS. <br />1. lNSTITUTIONAL BUILDlNGS. <br /> <br />(a) Ins titutional buildings f-or occupants involuntarily detained <br /> <br />or bedridden shaD. be of fireproof construction or semifireproof construction. <br /> <br />(b) Institutional buildings for occupants which are not involuntarily <br />detained or bedridden, when of other than fireproof construction or senri.:rireproof <br />construction, shall not exceed 2 stories in height and shall have floors 'and <br />partitions with fire resistance ratings of not less than one hour and with fire <br />retardant ceilings under roofs J and if of wood frame construction shall not <br />exceed 1 story in height nor 2500 square feet in area; provided that buildings <br />converted from aJ. other occuI?ancy to such occup ancy shall be exempt from. these <br />" restrictions if spr:lnklered. <br />2.
