One larger sign announcing or <br /> <br />describing a legally approved subdivision or develo,- <br /> <br />ment may be temporarily erected on each approved plat <br /> <br />or development; provided, however, that such sign shall <br />not exceed two hundred (200) square feet in area; pro- <br /> <br />vided, however, that the location of such sign be approved <br /> <br />by the Building Inspector; that it shall be placed so <br /> <br />as not to interfere with the occupancy or use of any <br /> <br />lots in the subdivision and that it shall be removed <br /> <br />upon the completion or sale of eighty-five (85%) of the <br /> <br />lots or dwellings in the subdivision. <br /> <br />Section 2. SPECIFICATIONS. In "B" Single-Family <br /> <br />Dwelling District there shall be a living area of not less than <br />twelve-hundred (1200) square feet; and twenty-five (25%) of the <br /> <br />front of the building shall be masonry trim. <br /> <br />Section 3. HEIGHT REGULATIONS. No building shall <br />exceed two (2) standard stories in height. <br />Section 4. AREA REGULATIONS. <br /> <br />1. Front Yard. <br /> <br />There shall be a front yard having a <br /> <br />minimum cepth of twenty-five (25) feet except where a <br /> <br />parcel of land is of such area and shape that it cannot <br /> <br />be appropriately developed without modification. <br /> <br />2. Side Yard. There shall be a side yard on each side of <br />the building plot having a width of not less than five <br /> <br />(5) feet. <br /> <br />3. Rear Yard. All buildings shall be not less than two (2) <br />feet from the alley property line. <br />4. Area of the Lot. All building plots in this district <br />shall contain not less than six thousand (6,000) square <br />feet. <br /> <br />5. Buildings on the Lot. The buildings or building on any <br />one (1) lot must not exceed more than one-third (1/3) of <br /> <br />the entire lot area. <br /> <br />12 <br />
