In addition to all buildings and permanent improve- <br />ments placed on said Airport by LESSEE becoming the property of <br />the LESSOR~ LESSOR shall have a lien as security for the rent <br />aforesaid upon all the improvementsl additionsl equipment and other <br />personal property which LE~SOR may place on and in the leased <br />premises. The failUre of the LESSOR to insist in anyone or more <br />instances upon performance of any of the terms or conditions of <br />this lease shall not be construed as a waiver or relinquishment <br />~, of the future performance of any such term or condition. <br /> <br />This agreement of lease is in addition to that certain <br />agreement of leasel between the parties heretol dated January 11 <br />19661 reference to which is here made for all purposesl and the <br />provisions of that agreement and this agreement of lease are <br /> <br />cumulative. Any failure on the part of either party to perform <br />any of the termsl ~~greementsl and covenants imposed by one <br /> <br />.' <br /> <br />lease~ shall likewise constitute a default by said party of the <br />other agreement of lease, and the non-defaulting party may, at <br />its election, rely upon and invoke the provisions of the defaulted <br />lease~ and in addition, the provisions of the other lease, <br />establishing its rights in the event of defaultl in addition to <br />any remedies said non-defaulting party may have under the lawl <br />it being the intention of the parties hereto that their obliga- <br />tions under said leases shall be deemed and construea~ as <br /> <br />cumulative~ rather than severable. <br /> <br />XXI. <br /> <br />Upon the termination of this leasel and any extensions <br />thereof under the options herein expressly provided (which <br />termination is not by reason of failure on the part of the LESSEE <br />to perform any of the termsl agreements, conditions and covenants <br />~ imposed by this lease), it is understood and agreed between the <br />parties that their rightsl as to any permanent improvements <br />erected on the field by LESSEE, shall be as follows: <br />
