"Building height" is the number of stories <br />contained in a building. <br /> <br />Building Line. A "building line" is the .rear line of a required <br />front yard which is generally parallel to the street line forming <br />the frout lot line. <br /> <br />Building lot. A "building lot" is a single tract of land located <br />within l':l single block which (at the time .or filling for a building <br />permit) is designed by its owner or devel~per as a tract to be <br />used, developed, or built upon as a unit, under single owner- <br />ship or control. It shall front upon a street or approved place. <br />Therefore, a "building lot" may not coincide with a lot of record. <br />1~ "builc1ing lot" may be subsequently subdivided into two or <br />more "b\.lilding lots" subject to the provisions of this ordinance. <br /> <br />Building, Mixed. A "mixed building" is a, build,.i.ng used partly <br />for residential use and partly for community facility an~or <br />commercial use. A mixed building is a commercial use. <br /> <br />Buildi~, Principal. ,it "principal building" is a building in <br />which the principal use of the lot, on which it is located, is <br />conducted. i\1l residential uses, except Qona!ide servants quar- <br />ters, are principal uses. <br /> <br />Buildi~, Residential. ll. "residential building" is a building <br />which is arranged, designed, used, or intended to be used for <br />residential occupancy by one or more families or lodgers. <br /> <br />Cellar. See basement. <br /> <br />City. 1J:1le word "city" shall mean the CitY' of Ia Porte, Texas. <br /> <br />City Commission. The words "city commission" shall mean the <br />City Commission of the City of Ie. Porte, Texas. <br /> <br />Clinic. A "clinic" is the office of one or more medical doctors <br />who mayor may not have associated in the practice of their <br />professions. <br /> <br />Commission. The word "commission" shall m,ean the City Plan- <br />ning andZoning Commission of the City of r.a Porte. <br /> <br />Court. A "court" is an open, unoccupied space, bounded on <br />more than two sides by the walls of a building. 11m inner court <br />is a court entirely surrounded by the exterior walls of a building. <br />l\n outer court is a court having one side open to a street, alley, <br />yard, or other permanent open space. <br /> <br />Developm.ent, or to Develop. A "development" includes the con- <br />structiol:l of a. new building or any structure on a building lot, <br />th~ relocation of an existing building on another building lot, or <br />the use e)f open land for a new use. To "develop" is to create a <br />development. <br /> <br />District.. A "district" is a zoning district which is a part of the <br />City wherein regulations of this ordinance are uniform. <br /> <br />Duplex. A "duplex" is a building built for, occupied by, or in- <br />tended for the occupancy of two families. <br /> <br />Dwelling.. II. "dwelling" is a building or portion thereof but not <br />a house trailer, designed and used exclusively for residential <br />occupancy, including one-family dwellings, two-family dwellings, <br />and multiple-family dwellings, but not including hotels, motels, <br />or lodgiug houses. <br /> <br />-4- <br />
