LA PORTE agrees to provide fire protection services for real and personal property situated within SHOREACRES, for the term of this agreement, upon the terms and conditions herein contained. LA PORTE and SHOREACRES shall cooperate on hurricane preparedness and civil defense of the two cities. III. SHOREACRES hereby leases to LA PORTE, the real property and the improvements thereon situated, presently being utilized by SHOREACRES as its fire station, to wit: Lot Ten (10), Block Twenty-three (23), in the City of Shoreacres, Harris County, Texas. In addition, LA PORTE firefighters and volunteers may use the SHOREACRES City Hall parking lot on a non-exclusive basis. LA PORTE will be responsible for all utilities (except SHOREACRES water, sewer, and garbage), maintenance, and insurance, on the real property during the term of this Agreement. LA PORTE shall have the right to make reasonable alterations to such building for living quarters for a firefighter. In addition, on the effective date hereof, SHOREACRES has conveyed to LA PORTE, by Bill of Sale, the moveable personal property described on Exhibit nAn attached hereto, and incorporated by reference herein, being generally described as two (2) fire engines, and associated fire fighting equipment, including transfer of radio frequency. IV. LA PORTE will maintain and operate a fire station at the location of the present SHOREACRES fire station, for the term of this Agreement, or until a new fire station is constructed by LA PORTE pursuant to Paragraph X hereof. Such fire station shall be known as the City of La Porte Fire Station No.4, and will be manned by full time personnel, and members of the La Porte Volunteer Fire Department.
