<br />Abstract No.5, Hanis County, Texas, and being out of the east portion of Outlot 304 of the La
<br />Porte Outlots, a subdivision recorded by plat in Volume 61, Page 374, of the Hanis County
<br />Deed Records (HCDR), Harris County, Texas, said east portion of Outlots 304 and 317 having
<br />been conveyed to Thomas E. Cockrell, et ux., by deed dated April 25, 1967 and recorded in
<br />Volume 6742, Page 429 of said HCDR. Said 0.444 acre tract is more particularly described by
<br />metes and bounds as follows: .

<br />BEGINNTNG at a S/8-inch iron rod set for the southeast comer of said CoclcrelJ tract and the
<br />parcel herein described, same being the southwest comer of that certain tract of land out of the
<br />westerly portion of Outlots 303 and 318 conveyed to Leroy P. Jones, et ux., by deed dated
<br />August 1, 1972 and recorded under Harris County Clerk's File (RCCF) No. D6S6908 of the
<br />Official Public Records of Real Property of Harris County, TeXas (OPRRPHC1), same being
<br />the northeast comer of a 30 foot wide Hanis County Flood Control District (HCFCD) fee strip
<br />conveyed by deed dated November 22, 1965 and recorded in Volume 6291, Page 64 of said
<br />RCDR, and from which a found II2-inch iron rod bears South 10 degrees 56 minutes West, a
<br />distance of 1. 03 feet;

<br />THENCa, South 86 degrees 57 minutes 42 seconds West, along the common line of said
<br />Cockrell tract and said 30 foot wide HCFCD fee strip, a distance of 1.11 feet to a SIB-inch iron
<br />rod set for comer;

<br />THENCa, South 86 degrees SO minutes 44 seconds West, continuing along said common line,
<br />a distance of 174.30 feet to a S/8-inch iron rod set in the north line of said 30 foot wi~e HCFCD
<br />feet strip for the southwest comer of said Cockrell tract and the herein described parcel, same
<br />being the southeast comer of that certain tract of land out of the westerly portions of Outlots 304
<br />and 317 conveyed by deed dated September 19, 1990 to Lucien Paul Moreau, et ux., and
<br />recorded under RCeF No. M828602 of said OPRRPHCT, and from which a found II2-inch iron
<br />rod found bears South 03 degrees 09 minutes East, a distance of 1.45 feet;

<br />THENCe, North 02 degrees 59 minutes 44 seconds West, departing the north line of said fee
<br />strip, a distance of 110.35 feet to a S/8-inch iron rod set for comer in the common line of said
<br />Cockrell and Moreau tracts;
