Said 3.869 <br />acre parcel being more particularly described by' metes and bounds as follows: <br /> <br />(Bearings shown hereon are based upon the Texas State Plane Coordinate System, South Central <br />Zone, utilizing City of La Porte Monument No.'s H15-01, H14-01, E14-01, and E15-01, which <br />are based upon the USC &. GS North American Datum of 1927.) <br /> <br />BEGINNING at a 5/8~inch iron rod set for the southeast comer of said 9.689 acre parcel of <br />land, being in the west line of that certain 120 foot wide fee strip conveyed by deed to Houston <br />Lighting and Power Co. (HL&P) and recorded in Volume 4596, Page 106 of the Deed Records <br />of Harris County, Texas (HCDR) and which POINT OF BEGINNING is in the south line of a <br />40 foot wide easement conveyed by' deed to Harris County Flood Control District (HCFCD) and <br />recorded in Volume 1813, Page 357, of said HCDR, said iron rod being on the north line of a <br />Harris County Flood Control District (BCFCD) drainage easement recorded under HCCF NO. <br />N714546 of said OPRRPHCT; <br /> <br />THENCE, South 86 degrees 57 minutes 42 seconds West, with the. common line of said 9.689 <br />acre parcel of land and said HCFCD drainage easements, a distance of 164.36 feet to a 5/8-inch <br />iron rod set on the arc of an intersecting curve to the right; <br /> <br />THENCE, in a Northwesterly direction, across said SPTC 9.689 acre parcel and with said curve <br />to the right, having a central angle of 15 degrees 50 minutes 14 seconds, a radius of 490.00 feet, <br />and a chord length of 135.01 feet, bearing North 56 degrees 35 minutes 24 seconds West, a <br />distance along the arc of 135.44 feet to a S/8-inch iron rod set for the point of tangency; <br /> <br />THENCE, North 48 degrees 40 minutes 18 seconds West, continuing across said SPTC 9.689 <br />acre parcel, a distance of 340.58 feet to a S/8-inch iron rod set for the point of curvature of a <br />curve to the left; <br /> <br />THENCE, in a Northwesterly direction, continuing across said SPTC 9.689 acre parcel and with <br />said curve to the left, having a central angle of 44 degrees 22 minutes 00 seconds, a radius of <br />320.00 feet, and a chord length of241.65 feet, bearing North 70 degrees 51 minutes 18 seconds <br />West, a distance along the arc of 247.79 feet to a 112-inch iron rod found for the point of <br />tangency, and from which a 5/8-inch iron pipe found bears North 85 degrees 30 minutes East, <br />a distance of 0.28 feet, said 112-inch iron rod also being the northeast comer of a called 0.206 <br />acre parcel of land described in deed to David Lee Eaton, et ux.
