Lessee shall also be <br />responsible for the maintenance of the vent hood installed by Lessor <br />as part of the building. All other equipment in leased area owned <br />by Lessee will be maintained by Lessee. Lessee will provide <br />janitorial services and pest control to its premises sufficient to <br />keep the premises in a neat, clean, sanitary and attractive <br />condition. Lessee shall maintain a monthly pest control contract <br />for the term of this Lease and any extensions hereof, and shall <br />insure that proper pest control methods are used to eliminate all <br />insects and rodents from the building. <br /> <br />VII. <br />USE <br /> <br />Lessee will not commit any waste on the premises and will <br />comply with all appli~able laws and ordinances respecting the use <br />and occupancy thereof, provided that Lessee shall in no event be <br />required to make any alterations, additions or improvements to the <br />premises. Lessee shall use and occupy the premises for the sale of <br />food and beverages; provided, however, that Lessee shall not use the <br />premises for any purpose which may be hazardous to persons or <br />property, or which may constitute a nuisance. <br />VIII. <br /> <br />INSPECTION <br /> <br />Lessor may enter upon the premises at all reasonable times to <br />inspect the condition thereof and for the purpose of repairing or <br />improving the premises, but such right shall not be exercised in a <br />manner to interfere unreasonable with the business of Lessee. <br /> <br />IX. <br />QUIET ENJOYMENT <br />Unless Lessee shall breach any of the covenants herein imposed <br />upon it, Lessee shall be entitled, subject to the provisions of this <br /> <br />-4- <br />
