e EXHIBIT A e PARCEL 8 UNDERWOOD ROAD PAGE 1 OF 2 DESCRIPTION Of 0.1114 acres of land being out of a called 0.5451 acre tract conveyed from Bayshore National Bank of LaPorte to Mahmound Abu- Sada, doing business as C & C Grocery, by deed dated March 31, 1988, as recorded under Harris County Clerk's File No. L607181, and being located in the Nicholas Clopper Survey, Abstract No. 198, Harris County, Texas, said 0.1114 acres of land being more particularly described by metes and bounds as follows: (All bearings and coordinates are based on the Texas Highway Depart- ment (Harris County) surface coordinates with a Lambert Adjust- ment Factor of 0.99987002) BEGINNING at a point in the existing east line of Underwood Road (called 60.00 foot wide Right-Of-Way), said point being the northwest corner of said 0.5451 acre tract and the northwest corner ,of the herein described tract, said point having a coordi- nate value of X=3,242,638.30, Y=689,982.93, from said point a 1/2 inch iron rod was found marking the southeast corner of said 005451 acre tract and bears, North 86059'26" East, 173.16 feet and South 03"00'10" East, 263.50 feet; THENCE North 86"59'26" East along the north line of said 0.5451 acre tract, a distance of 40.51 feet to a 5/8 inch iron rod set fqr the northeast corner of the herein described tract; THENCE in a southerly direction with a curve to the left, having a radius of 3,450.00 feet, a central angle of 01"55'44", an arc length of 116.15 feet, a chord bearing of South 04"51'37" East and a chord distance of 116~~4 feet to a 5/8 inch iron rod set for the southeast corner of the herein described tract in the upper south line of said 0.5451 acre tract; THENCE South 86"58'20" West along the upper south line of said 0.5451 acre tract, a distance of 43.76 feet to a 1/2 inch iron rod found in the existing east line of said Underwood Road, being the southwest corner of the herein described tract;
