Robins to Earl McLead (McLeod), etux, by deed dated April 23, 1965, as recorded under Harris County Clerk's File No. C175638, and being located in the Nicholas Clopper Survey, Abstract No. 198, Harris County, Texas, said 0.2318 acres of land being more particularly described by metes and bounds as follows: (All bearings and coordinates are based on the Texas Highway Department (Harris County) surface coordinates with a Lambert Adjustment Factor of 0.99987002) BEGINNING at a point in the existing east line of Underwood Road (called 60000 foot wide Right-Of-Way), said point being the upper southwest corner of said 1.20 acre tract and the southwest corner of the herein described tract, said point having a coordinate value of X=3,242,638030, Y=689,982.93, from said point a 1/2 inch iron rod was found marking the lower southwest corner of said 1.20 acre tract and bears, North 86059'26" East, 173.16 feet and South 03000'10" East, 263.50 feet; THENCE North 03.02'26" West along the existing east line of Underwood Road, a distance of 246.84 feet to a point for northwest corner of the herein described tract, and being intersection of the south line of Avenue "H" (called 80.00 wide Right-Of-Way) (as monumented) and Underwood Road; said the the foot " THENCE North 86.57'51" East along the south line of Avenue "H" (as monumented), a distance of 59.96 feet to a 5/8 inch iron rod set for the northeast corner ~f the herein described tract; THENCE South 41056'16" West a distance of 28.27 feet to a 5/8 inch iron rod set for corner; THENCE South 03.05'19" East a distance of 178.26 feet to a 5/8 inch iron rod set for the beginning of a curve to the left; THENCE in a southerly direction with said curve to the left, having a radius of 3,450.00 feet, a central angle of 00.48'26", an arc length of 48.60 feet, a chord bearing of South 03029'32" East and a chord distance of 48.60 feet to a 5/8 inch iron rod set for the southeast corner of the herein described tract;
