The applic&ust secure a maintenance bond, acc.g to the City's multi- <br />family provisions, or seek an approved alternate showing evidence of bonding <br />insurance or participate in a "reserve fund mechanism" that establishes an <br />account for the sole purpose of maintenance to the project. This fund is for the <br />lifetime of the project. <br />10. The owner/applicant must construct a lift station and dedicate an easement to <br />the City at Taylor Bayou and McCabe for the City's future regional lift station. <br />11. The applicant must provide proof of funding allocation. <br />12. The applicant must provide a covenant that the multi-family portion of the <br />project remains on the City's tax rolls. <br />13. A letter from Army Corps of Engineers for approval of the lift station must be <br />submitted prior to the building permit. <br />14. Utility Plan must be approved by City Staff. <br />15. Proposed sidewalks must be annotated on the General Plan. <br />16. All utilities should be planned for underground routing. <br />17. The applicant must provide a covenant for maintenance of common areas. <br />18. The General Plan must be updated to comply with the City of La Porte's <br />General Plan Checklist. <br />19. The developer must submit a preliminary plat, final plat, and major <br />development site plan for approval by the City. <br />20. The developer must submit an architectural plan for approval by the City. <br />21.
