This request involves 7.0S acres of land described as lots <br />1 thru S of Bellaire Block, lots 1 thru 22 of Bayview Block, lots 1 thru 6 & Res. B Bay Front Block & Res. A <br />Bayshore Block, and lots 1 thru 4 less N. 5 ft. Bayshore Block, Bay Shore Park Subdivision, La Porte, Volume 10, <br />Page 22 of the Map Records of Harris County, Texas". <br /> <br />The Methodist Retirement Communities, Inc. (The Aldersgate Trust) c/o Richard Ogrin is requesting a rezone <br />from Low-Density Residential (R-1) and Medium-Density Residential (R-2) to High-Density Residential (R-3) <br />for a 63-unit expansion project of the Happy Harbor Methodist Home for senior citizens. The proposed rezone is <br />compatible in making current development "more conforming". The proposed change will unify an entire tract <br />under a single zoning classification. <br /> <br />As the process continues, the issues of density (14 dwelling units/acre) and parking will require <br />resolution/variances from the City's Zoning Board of Adjustment. An approval for street closing shall be required <br />from City Council. In addition, sewer capacity will be analyzed at the time of plans submittal. <br /> <br />As required by ordinance, 34 notices of public hearing were mailed to property owners within 200' of the site. <br />Staff received two responses; 1 in favor and 1 opposed. By a unanimous vote (5-0), the Commission <br />recommends to Council approval of Rezone Request #R 04-007. <br /> <br />Action Required bv Council: <br />1. Conduct public hearing. <br />2.
