Mayor Pro-Tern and City Council <br />City of La Porte <br /> <br />Re: Special Conditional Use Permit #SCU04-006 <br /> <br />Mayor Pro-Tern and City Council: <br /> <br />The La Porte Plamring and Zoning Commission, during a regular meeting on May 20, 2004, held a public <br />hearing to consider a Special Conditional Use Permit #SCU 04-006. The applicant, Mr. Randall Jones, <br />seeks approval to allow a mini-storage & business center in the 1200 Block of South 13th Street. <br /> <br />After careful consideration, the Planning and Zoning Commission, by a vote of 6-0, recommends that City <br />Council consider approval of Special Conditional Use Permit #SCU 04-006 with the following conditions: <br /> <br />1. The developer will work with the City to address the drainage corridor and rea1igmnent of S. 12th <br />Street right-of-way. <br />2. Check the feasibility of locating detention basin close to the future drainage channel. <br />3. Additional landscaping shall be required along K Street right-of-way. <br />4. South 13th Street should be extended to and through of the proposed development. <br />S. Utility extension or paved area over drainage corridor/easement will be the responsibility of the <br />owner/developer. <br />6. Enhance the building fayade so that it blends with the existing commercial to be architecturally <br />and aesthetically pleasing. <br />7. This permit is for phase I only. Developments to the east of South 13th Street and future site shown <br />in the northwest corner are excluded from this permit. <br />8. The applicant shall file an application with the City to close alleys and streets in Block 1136, and <br />1137. If successful, the property be formally replatted. <br />9. Detention basin shall be screened and landscaped in compliance with required screening and <br />landscaping provisions per Section 106-444(a) of the Ordinance allowing additional landscaping <br />to insure a positive appearance if required. <br />10. Provide an irrigation system to ensure that all landscaping and screening is properly maintained by <br />the owner/developer. <br />II. Facility lighting shall be arranged as to reflect the light away from the adjacent properties. <br />12. Ensure that maximum lot coverage does not exceed 40%. <br />13. This permit does not become valid until a Development Site Plan is submitted to the City; <br />reviewed and approved in accordance with the requirements of the Development Ordinance. <br />14.
