This request is for the property located in the 1600
Block of Underwood Road at North "L" Street. The subject tract comprises approximately 1.5 acres ofland out
of Outlot 411, Enoch Brinson Survey, Abstract No.5, La Porte, Harris County, Texas. The tract is a western
portion (70' wide strip running north & south) of the proposed Green Crest Subdivision to be located at North
"L" Street and Underwood Road. Most of the proposed subdivision is in Low Density Residential (R-l) zone.
In order to better accommodate lot sizes, etc. the developer wants to rezone an additional strip (see Preliminary
Plat). The applicant, Four Bees Joint Venture, is requesting a rezone from General Commercial (GC) to Low
Density Residential (R-l) for proposed single-family dwellings at the site.

As required by Ordinance, thirteen (13) notices of public hearing were mailed to property owners within 200' of
the site. Staff received two responses. Granting this requested change would be in agreement with the Land Use
component of the La Porte Comprehensive Plan.

The Planning and Zoning Commission, by a unanimous vote (7-0) recommends to City Council approval of
Rezone Request #R04-003.

Action Required by Council:
1. Conduct public hearing.
2. Consider taking action on recommendation for approval by P&Z for 1.5 acres ofland located in the 1600
block of Underwood Road. The applicant, Four Bees Joint Venture, seeks to rezone the property from GC to
R-l for single-family development.

Approved for City Council Ae:enda

Debra B.
