It is in compliance and consistent with the property zoning, neighborhood aesthetics and <br />surrounding commercial development. <br /> <br />Please note that in the previous, regular meeting and public hearing of the La Porte Planning <br />and Zoning Commission, the vote was 5 in favor of approval, 1 opposed and 1 abstained. The <br />project proposal was properly noticed and published and not one individual filed an objection to <br />or appeared at the meeting to protest the project. <br /> <br />The proposed project will be a strong asset to the City of La Porte in a number of ways: <br />. It will provide a needed service to La Porte residents. The rapid development of the area <br />is bringing both people and businesses to the area that need both temporary and long <br />term storage facilities for their belongings. <br /> <br />. This facility will have controlled access in order to provide a secure, well lighted, and <br />safe environment. We will also use directional lighting methods to be a good neighbor to <br />the surrounding area. <br /> <br />. It will provide additional tax revenue. When completed, the project will be a 69,490 foot <br />facility that pays both property taxes and taxes resulting from operations. The City, the <br />schools and the state will all benefit from increased tax revenue. <br /> <br />. It will convert bare land, which the pipeline cuts diagonally through, into an aesthetically <br />pleasing property that is consistent, and blends, with the surrounding commercial <br />property. <br /> <br />. The landscaping buffer will provide both noise and visual screening to the surrounding <br />residential neighborhood and roadways, significantly improving the existing condition. <br /> <br />. It will provide a low activity business to the property. TIA (Traffic Impact Anaysis) <br />statistics published by the Institute of Transportation Engineers estimate the daily trip <br />rates of a mini storage facility to be 94% LESS than a retail center (40.67 vs. 2.33) and <br />LESS than half that of a general warehouse (4.96 vs. 2.33). <br /> <br />I greatly appreciate your time and effort in reviewing this project proposal and for your <br />consideration and approval of my project. <br /> <br />Lloyd Duncan <br />Property Owner <br />1822 Gaucho Circle <br />La Porte, TX 77571 <br />
