It is anticipated that greater recreational usage will <br />be made of the former Seabreeze Sailing Club property, <br />than is now being made of that portion of Little Cedar <br />Bayou Park situated east of Old Highway 146. <br /> <br />7. The appraised fair market value of the Seabreeze Sailing <br />Club property is $795,000.00, which is far greater than <br />the appraised fair market value of that portion of Little <br />Cedar Bayou Park situated east of Old Highway 146, which <br />was appraised at $385,000.00. <br /> <br />8. Acquisition of the former Seabreeze Sailing Club property <br />would replace public park land acreage on Sylvan Beach, <br />which will be lost to the proposed hotel development. <br /> <br />9. The acquisition and development as a park, of the former <br />Seabreeze Sailing Club property, will return to the La <br />Porte community, a bit of its historical past. If a <br />concentrated effort is made, the recreational potential <br />offered by this property offers could make the City the <br />recreational center that it once was in the past. <br /> <br />10. The former Seabreeze Sailing Club property offers great <br />potential to generate new revenues for the City of La <br />Porte, to enhance future recreational amenities. <br /> <br />section 3. <br /> <br />The City Council of the City of La Porte has <br /> <br />previously passed Ordinance No. 93-1931, calling for an election <br /> <br />for the sale of that portion of -Little Cedar Bayou Park situated <br />east of Old Highway 146, with the proceeds of the sale to be used <br /> <br />only to acquire and improve public park property. If approved by <br />the electorate, it is the intention of the City Council of the City <br />of La Porte to use the proceeds of the sale for the acquisition and <br />development of the former Seabreeze Sailing Club property on <br /> <br />Galveston Bay. <br /> <br />section 4. <br /> <br />The City Council officially finds, determines, <br />
