A further refinement of the commercial <br />activity will be determined when the Development Agreement is created. <br />Streets: <br />1. Avoid utilizing S. 8t' Street during construction phases of the development. <br />2. Seek the TIRZ Board approval for the funds to participate in the signal placement and <br />enhancement of a St. and Fairmont Parkway intersection, north of the subdivision <br />boundary. <br />3. Remove existing chain link fencing on bonier of golf course property. <br />4. Provide emergency access to the golf course from McCabe Road area (alley and gate) to <br />allow ambulance into this area of the course. <br />5. Center tum lanes on Wharton Weems should be considered. <br />6. Traffic signal on Wharton Weems and S.H. 146 is needed at the time the subdivision is <br />developed. The Developer should coordinate with TXDOT. <br />Detention: <br />1. Ensure that lake/detention areas are continuous and provide wrought iron fencing to <br />prevent free movement of pedestrian traffic between the golf course and the subdivision. <br />Install wrought iron fencing along the rear of each lot overlooking the golf course/detention <br />lake area. <br />2. Size outflow piping so that water is retained sufficiently to prevent flooding on the golf <br />course or the subdivision. <br />3. Discuss rounding right angle comers of detention areas, (possibly utilizing City -owned land <br />to do so); this will increase detention capacity for the lake system. <br />4. Maintenance of detention down to the water level and option such as constant water level <br />lakes can be determined in the development agreement. <br />
