<br />. <br /> <br />.'. <br /> <br />,. <br /> <br />. <br /> <br />May of 1981 <br /> <br />~ <br /> <br />CITY OF LA PORTE SITE PLAN REQUIREMENTS* <br />3 Copies Required <br /> <br />1. <br /> <br />Boundary Survey to include: <br /> <br />- Scale of drawing and North Arrow <br />- Lot and block number, metes and bounds, or other adequate legal <br />description of the property <br /> <br />2. Location of all existing and proposed <br /> <br />- Utilities (including proposed stub outs from structures) <br />- Easements, alleys, street right-of-way <br />- Drainage ditches, swales, culverts, other drainage structures <br /> <br />on the property and adjacent to the property (if pertinent) to be shown on the drawing. <br /> <br />3. Location of all existing and proposed <br /> <br />- Street improvements, driveways, parking areas (including layout) <br />- Buildings, structures, or other improvements <br /> <br />on the property and adjacent to the property (if pertinent) to be shown on the drawing. <br /> <br />Proposed topography changes on the site including <br /> <br />- Cut and fill changes on the site <br />- Finished floor elevation of proposed buildings within La Porte's identified <br />Flood Hazard A-zones (to be certified by a registered professional engineer, <br />architect, or land surveyor) <br /> <br />5. <br /> <br />Proposed location for dumpster and pad (if required) <br /> <br />6. <br /> <br />Proposed occupancy of the structure <br /> <br />7. <br /> <br />Maximum height of new construction <br /> <br />8. <br /> <br />Dedication of easements** for proposed <br /> <br />- Water lines (6 inches or larger) ** <br />Sanitary sewer lines (6 inches or larger) ** <br />Storm sewer lines (18 inches or larger) ** <br />Drainage channels ** <br /> <br />Site plans for commercial buildings (or expansions to commercial buildings) <br />shall be prepared by a registered professional engineer, architect, or land <br />surveyor. <br /> <br />** Final sizes to be approved by the City of La Porte <br />
