The request, <br />submitted by Ms. Sally Williams, seeks approval of a Special Conditional Use Permit (SCUP) for <br />developing a new rental and leasing facility on approximately 0.76 acre tract ofland located at 602 State <br />Highway 146 South. Heavy construction equipment rental and leasing activity is classified as a <br />"conditional use' in general commercial zoning districts. A Special Conditional Use Permit is required <br />per Code of Ordinances, Chapter 106 (zoning). <br /> <br />The property is located at the southwest corner of West' E' Street and State Highway 146 South. Earlier, <br />City Council approved the closing of portions of 16' public alley between these lots/tracts and South II th <br />Street right-of-way adjacent to the property. Primary access to the facility shall be along West 'E' Street, <br />a 60'public right-of-way, improved up to the east right-of-way line of South 11 th Street. The existing land <br />uses are primarily commercial, (e.g. businesses along State Highway 146 frontage road are auto <br />dealerships, boat & RV sales, office furniture sale and showroom, further south are hotel/motel, <br />restaurants, convenience store/gas station, and supermarket etc). Here, a 6,000 sq. ft office/warehouse is <br />being proposed for the Clear Creek Equipment. The property in question is subject to requirements for <br />100% masonry and glass products in compliance with the current ordinance regarding building design <br />standards along major thoroughfares. <br /> <br />Public Notices were mailed to four (4) property owners. No responses were received. By unanimous vote, <br />the Planning and Zoning Commission has recommended City Council consider approval of Special <br />Conditional Use Permit #SCU 07-006 with the conditions as listed in the SCUP attached herewith. <br /> <br />Action Required bv Council: <br />1.
