The subject park is an approved business/industrial complex <br />located within the Planned Unit Development (PUD) zone along Old <br />Underwood Road. Clay Development and Construction, Inc., <br />owner/developer, is proposing office warehouse facility for a freezer <br />company consisting of 157,500 sq. ft. on a parcel of land being <br />described as Reserve G2 in the Underwood Business Park. The facility <br />will have an access through Porter Road and will be located to the <br />southeast of Poly One at 10100 Porter Road. Porter Road is a 60' wide <br />ingress/egress and utility easement within the park off Old Underwood <br />Road. Major access to the business park is through Battleground Road <br />and State Highway 225. <br /> <br />This is an on going project that started with the construction of Poly <br />One and later the plans for 900,000 sq. ft., 400,000 sq. ft., and several <br />other distribution/warehouse buildings were approved by the City. <br /> <br />The subject property is zoned Planned Unit Development (PUD). <br />Development in a PUD zoning district requires an application for a <br />general plan to be filed and processed simultaneously with the Special <br />Conditional Use Permit. Once the Special Conditional Use Permit is <br />granted by the City, the developer shall submit a development site <br />plan showing the arrangement of the project in detail, including <br />parking facilities, location of buildings, and other pertinent <br />information required by the Development Ordinance of the City. <br /> <br />Section 106-659 of the Code of Ordinances establishes the following <br />criteria for review of the development projects within a PUD zone. <br />
