These requests were made by the property owners of TR 712, TR <br />713, and TRS 71OA&711, La Porte Outlots, William M. Jones Survey, A-482, La Porte, Harris County, Texas. TR 712 (8.6522 acres) <br />zoned Medium Density Residential (R-2), is located northeast of Canada Road and Fairmont Parkway. TR 713 (8.0280 acres) zoned <br />Medium Density Residential (R-2), is also located northeast of Canada Road and Fairmont Parkway. In addition, 17.8060 acres of <br />land consisting of TRS 710A & 711, zoned Medium Density Residential (R-2) and Neighborhood Commercial (Ne), are located <br />northwest of Canada Road and Fairmont Parkway. The subject tracts are in the vicinity of an existing warehouse/storage facility, a <br />manufactured housing! Trailer Park along Canada Road, single-family residential subdivisions across the Harris County Flood Control <br />District ditch to the north and east, 33 acres of land for proposed Wests ide Park, and the Bayport Industrial District to the south of <br />Fairmont Parkway. <br /> <br />While a significant portion of the property is currently zoned Medium Density Residential, the current land use plan shows the area is <br />intended for commercial uses at the intersection of Canada Road and Fairmont Parkway. The widening of Canada Road (1 00' ROW) <br />project has prompted owners/developers to reevaluate their development options and consider providing commercial/retail at this <br />intersection. In addition, the City has been consistent in accommodating commercial uses along major roads. By default, commercial <br />activities should be concentrated in nodes along major thoroughfares and intersections throughout the City. Currently, an economic <br />development study is underway on the La Porte area in order to identify types of retail business appropriate for the community and to <br />attract commercial developments in the area. The subject site is one of the identified locations for this study. Commercial activities <br />and tax components are to be favorably considered while reviewing these rezone requests. The site is suitable for commercial <br />classification and the area is naturally buffered by drainage easements and channels as well. <br /> <br />As required by Ordinance, fifteen notices of public hearing were mailed to property owners within 200' of the site. No responses were <br />received. Granting this requested change should not be contrary to the goals and objectives ofthe La Porte Comprehensive Plan. <br /> <br />The Planning and Zoning Commission, by a unanimous vote (7-0), recommends City Council approval of Rezone Requests. <br /> <br />Action Required bv Council: <br /> <br />1.
