All internal streets shall be constructed to the City's standards and <br />remain private streets. A note shall be added on the plans. <br />. Verify internal street connectivity and specify right-of-ways. The <br />participation in an improvement of Old Underwood Road shall be <br />required by the developer. <br />. Provide on-site improvements and loading / unloading ramps/bays <br />that adequately handle the volume associated with the scale of the <br />warehousing and distribution facility. <br /> <br />Truck Circulation: <br /> <br />. The applicant shall ensure that the truck circulation does not cause <br />congestion on the streets, and proper signage shall be installed to <br />control vehicles turning southbound on Underwood Road. <br />. Fire truck access, fire suppression requirements, and fire hydrant <br />placement shall be specified on the development site plans. <br />. A rail access, spur design, and UPRR approval shall be required <br />prior to the issuance of building permit. <br /> <br />Landscaping/Screening: <br /> <br />. Ensure that at least 30 percent of the property consists of <br />landscaping. <br />. Landscaping calculations shall be added to the site plans. <br />. Provide detailed landscape and screening plans during site plan <br />submittal. Allow existing trees and shrubs to remain as natural <br />buffer. Provisions of the Tree Preservation and Tree Replacement <br />per Section 106-801 and 106-802 shall be applicable. <br />. Provide an irrigation system to ensure that all landscaping and <br />screening is properly maintained by the owner/developer. <br />. Development abutting residential district to the south shall be <br />screened and landscaped in compliance with required screening <br />and landscaping provisions of the Zoning Ordinance of the City. A <br />site plan and/or separate plans shall be submitted in conjunction <br />with the building permit application. <br /> <br />Utilities/Detention: <br /> <br />. Submit construction drawings and/or plan profile for proposed on <br />and off-site utilities with capacities. The tie-in of sanitary sewer <br />and/or dedication of easement to the City for sanitary sewer <br />extension or lift station shall be indicated on the plans. <br />
