<br />Zone Change #R 05-003 <br />February 17,2005 <br />Page 4 of 4 <br /> <br />Recommendations <br /> <br />. There has been a $ufficient degree of change in or around the <br />area in question to render the present zoning designation <br />inappropriate. <br /> <br />Based on the siting criteria above, the tract in question is suited for <br />General Commercial designation. Additionally, the underlying land <br />use would support commercial designation for the subject tract. It, <br />therefore, appears that the R -1 zoning assigned to the property in <br />1987 is inappropriate and an error was made in assigning zoning <br />classification. Granting the requested change would not be contrary <br />to the goals and objectives of the Comprehensive Plan. <br /> <br />Based on the above analysis, staff finds the requested change is <br />compatible with the zoning and uses of nearby properties and <br />recommends changing the zoning designation of this tract from R-1 <br />toGC. . <br /> <br />Actions available to the Commission are listed below: <br /> <br />. Recommend to Council approval of this rezoning request <br />from R-1 to Ge. <br />. Recommend to Council denial of this rezoning request from <br />R-1 to Ge. <br />. Table this item for further consideration by the Commission. <br />
