This <br />Final Plat, in conjunction with required supporting documentation, will <br />be reviewed for approval. Following its approval and after <br />infrastructure improvements are constructed (or a bond posted), the <br />Final Plat will be released for recordation. When the Final Plat, <br />prepared in conformance with the requirements of Section 4.04 has <br />been filed, the replat will be considered valid and controlling. <br />E. All expenses incurred by the City or the subdivider in the replat process shall <br />be borne by the subdivider, including the costs of notice of the public hearing. <br />• The only costs incurred by the City are the costs of notice for the <br />public hearing. These costs have been agreed to and will be paid by <br />the applicants prior to presentation of the Final Plat. <br />Conclusion <br />Staff finds the requested replat to satisfy applicable provisions of state law and the City's <br />Development Ordinance. We, therefore, recommend approval of the replat as presented <br />on the plat document attached to this report as Exhibit A and identified as follows: <br />"Preliminary Plat of Glen Meadows. Section VII. Which Includes a Partial Replat of Section <br />II ". <br />Approval of the replat will authorize the City Manager to issue a special warranty deed to <br />the applicants as provided for by Ordinance #95-2077. It should be noted, however, that <br />the replat will not be filed for recordation until such time as the Final Plat for Section VII <br />(which will include the necessary replatting references) has been released. Filing of the <br />Section VII Final Plat, following its approval, will also have the effect of recording the <br />replat. <br />
