• <br />• <br />Staff Report PPG INDUSTRIES September 3,1998 <br />Special Conditional Use Permit #98-002 <br />Reauest: Special Conditional Use Permit Request #98-002 <br />Reauested Bv: Ron Evans for PPG Industries, Inc. <br />Reauested For: Approximately 23.7 acres being all of Blocks 839, 859, 870, 869, 896, Parts <br />of Blocks 833, 860, 895, and Streets and Alleys enclosed therein, Town of <br />La Porte, J. Hunter Survey, A 35, La Porte, Harris County, Texas. This <br />property is also known as the 1900 Block of Avenue H at 16~' Street. <br />Present Zoning: Heavy Industrial (H.I.) <br />Requested Use: Development of a Pharmaceutical Unit (SIC #2834) <br />Background: PPG Industries, Inc. is planning an expansion (within their existing fenced <br />site) which would include a pharmaceutical unit. The structure needed to <br />house the required equipment would exceed the current maximum forty-five <br />feet building height for a H.I. Zone. A site exhibit follows this report. <br />The Commission, in their August 20, 1998 meeting, reviewed a proposed <br />zoning regulation change to allow buildings exceeding the maximum forty- <br />five feet height to be considered a "Conditional Use". The Commission's <br />favorable recommendation has been forwarded on to the La Porte City <br />Council for their consideration. <br />Analysis: Staff has confirmed that this development would not be in conflict with the <br />City's Airspace Plan. Also, the extra building needed to house the <br />manufacturing equipment is not unusual within plant facilities. <br />Conclusion: The Commission's recommendation on SCU #98-002 will be forwarded to <br />City Council for their review at the September 14, 1998 meeting. <br />
