However, we <br />discovered a number of irregularities as you will see in the letter below. This letter <br />should clarify the use of an off-premise advertising sign located on the above reference <br />property. The non-permitted, existing sign advertises a business located at 2915 N. 23rd; <br />however, the sign itself is located C?n a separate piece of property. The sign is located on <br />property that is zoned GeneraI.Coinmercial (G.C.) and off-premise advertising signs are <br />not allowed in this zone.' . <br /> <br />While we understand you may not have been the owner when ~he..irregularities <br />were created or you may not have been aware of the ordinances that control signage in La <br />Porte. for your convenience, the irregularities associated with this sign installation are <br />identified below: . '.:. . <br /> <br />· Sign was installed without the requi~ed building permit (In violation of Sect. 106- <br />878 of the city's zoning regulations) <br />· Off-premise, freestanding advertising sign is not located in a Business Industrial <br />(B.I.), Light Industrial (L.I.) and Heavy Industrial (H.!.) zone. (In violation of <br />Sect. 106-875(a) of the city's zoning regulations) <br />· Staff's review of the certified site plan for 2915 N. 23rd Street (CLP #99-8228) <br />confirms the developed site did not include approval for use of any land area <br />located at the comer ofN. 23rd and Spencer Highway (W. Main). <br />· Staff reviewed the 6.114 acre survey (signeq on 06/05/03) and notes the "sign" is <br />not located within the development area known as 2915 N. 23rd Street. <br />· Staff is unable to confirm the re-platting of the original subdivision plat occurred, <br />as required by Sect. 4.07 of the City's Development Ordinance #1444. <br /> <br />604 \"1.
