or paved areas may be located within the required buffer area. <br /> 9. There must be a minimum of 60' of queuing space outside of the public right of way before <br /> any controlled access gate. This will allow boats and trailers to move out of the way of traffic <br /> while waiting for the gate to open fully. <br /> 10. Security cameras must be installed and maintained throughout the lifetime of the <br /> development. <br /> 11. Onsite lighting must be hooded and include motion sensors to limit light pollution on existing <br /> properties. <br /> 12. Access to the site must be limited to the hours of 6:00 AM-10:00 PM. No after-hours access <br /> shall be granted to any lessor. <br /> 13. No modular or temporary structures, include shipping containers, may be utilized on site at <br /> any time for any purpose. <br /> 14. Banner signs meant to be temporary in nature are prohibited on site. All signage advertising <br /> the business must be permanent in nature and construction. <br /> 15. All onsite paving must consist of concrete. Asphalt,chip seal, or any other material is not <br /> permitted. <br /> 16. All onsite detention and drainage is required to discharge into the existing drainage channel <br /> east of the property. <br /> 17. Drainage calculations must follow Harris County requirements. <br /> 18. All necessary documentation for building permit review must be submitted in conjunction <br /> with the city's building permit application process for any proposed building improvements. <br /> 19. Any substantive modifications to this Special Conditional Use Permit will require an <br /> amendment to this SCUP in accordance with Chapter 106, "Zoning"of the City's Code of <br /> Ordinances. <br /> Failure to start construction of the site within 12 months after issuance or as scheduled under the terms of a <br /> special conditional use permit shall void the permit as approved,except upon an extension of time granted <br /> after application to the Planning and Zoning Commission. <br /> If contract or agreement is terminated after completion of any stage and there is ample evidence that further <br /> development is not contemplated,the ordinance establishing such special conditional use permit may be <br /> rescinded by the City Council, upon its own motion or upon the recommendation of the Planning and Zoning <br /> Commission of the City of La Porte, and the previous zoning of the entire tract shall be in full effect on the <br /> portion which is undeveloped. <br /> Validation Date: 2 / 2 tt / 2020 <br /> OSLAsut_, .)-cs -ir <br /> Teresa Evans Cit cretary <br /> Director of Planning and Development <br />
