ORDINANCE NO, 2022-3872 <br />AN ORDINANCE AMENDING CHAPTER 106 "ZONING" OF THE CODE OF <br />ORDINANCES OF THE CITY OF LA PORTE, BY CHANGING THE ZONING <br />CLASSIFICATION OF A 19.5-ACRE TRACT OF LAND LOCATED WITHIN THE <br />PECAN CROSSING SUBDIVISION, SECTION 4 AND THE SUMMER WINDS <br />SUBDIVISION SECTION 3, AND BEING LEGALLY DESCRIBED AS LOTS 30-36, <br />BLOCK 6, LOTS 72-78, BLOCK 1, LOTS 11-15, BLOCK 7, LOTS 6 & 12, BLOCK 8, <br />RESERVE A, BLOCK 1, PECAN CROSSING SECTION 4; LOTS 8-20, BLOCK 1, LOTS <br />1-4, BLOCK 3, AND RESERVE A, BLOCK 1, SUMMER WINDS SECTION 3 <br />AMENDING; AND LOT 696B, LA PORTE OUTLOTS, HARRIS COUNTY, TEXAS, <br />FROM MEDIUM DENSITY RESIDENTIAL (R-2) TO LOW DENSITY RESIDENTIAL <br />(R-1); MAKING CERTAIN FINDINGS OF FACT RELATED TO THE SUBJECT; <br />FINDING COMPLIANCE WITH THE OPEN MEETINGS LAW; AND PROVIDING AN <br />EFFECTIVE DATE HEREOF <br />WHEREAS, the City is authorized by Chapter 211 of the Texas Local Government Code to <br />promulgate rules and regulations governing regulation of land use, structures, businesses, and <br />related activities, and that such rules and regulations as adopted by the City promote the safe, <br />orderly, and healthful development of the City; and <br />WHEREAS, on January 20, 2022, the La Porte Planning and Zoning Commission conducted <br />a public hearing regarding a request to rezone a 19.5- acre tract of land located within the Pecan <br />Crossing subdivision, Section 4 and the Summer Winds Subdivision Section 3 and legally <br />described as Lots 30-36, Block 6, Lots 72-78, Block 1, Lots 11-15, Block 7, Lots 6 & 12, Block <br />8, Reserve A, Block 1, Pecan Crossing Section 4; Lots 8-20, Block 1, Lots 1-4, Block 3, and <br />Reserve A, Block 1, Summer Winds Section 3 Amending; and Lot 696B, La Porte Outlots, <br />Harris County, Texas, from Medium Density Residential (R-2) to Low Density Residential (R- <br />1), following lawful publication of the notice of said public hearing; and <br />WHEREAS, on January 20, 2022, after considering the public testimony received at such <br />hearing, if any, the Planning and Zoning Commission recommended that the request to rezone <br />a 19.5- acre tract of land located within the Pecan Crossing subdivision, Section 4 and the <br />Summer Winds Subdivision Section 3 and legally described as Lots 30-36, Block 6, Lots 72- <br />78, Block 1, Lots 11-15, Block 7, Lots 6 & 12, Block 8, Reserve A, Block 1, Pecan Crossing <br />Section 4; Lots 8-20, Block 1, Lots 1-4, Block 3, and Reserve A, Block 1, Summer Winds <br />Section 3 Amending; and Lot 696B, La Porte Outlots, Harris County, Texas, from Medium <br />Density Residential (R-2) to Low Density Residential (R-1) be approved; and <br />WHEREAS, on February 28, 2022, the City Council of the City of La Porte conducted a public <br />hearing regarding a request to rezone a 19.5- acre tract of land located within the Pecan <br />Crossing subdivision, Section 4 and the Summer Winds Subdivision Section 3 and legally <br />described as Lots 30-36, Block 6, Lots 72-78, Block 1, Lots 11-15, Block 7, Lots 6 & 12, Block <br />8, Reserve A, Block 1, Pecan Crossing Section 4; Lots 8-20, Block 1, Lots 1-4, Block 3, and <br />Reserve A, Block 1, Summer Winds Section 3 Amending; and Lot 696B, La Porte Outlots, <br />Harris County, Texas, from Medium Density Residential (R-2) to Low Density Residential (R- <br />1); and <br />
