HOUSTON, TEXAS 77015.713455-1265 <br /> <br />Texas Electric Equipment Company <br />9406 State Highway 225 <br />LaPorte, Texas 77571 <br /> <br />Attention: Mr. Ed Faneca <br /> <br /> <br />/' 'February 9, 1983 <br /> <br />Re: Appraisal of Texas Electric <br />Equipment Company located at <br />9406 State Highway 225, LaPorte, <br />Texas <br /> <br />Dear Sir: <br /> <br />In accordance with your request, we have made a complete inspection <br />and appraisal of the above referenced property legally described as: <br /> <br />3.4104 acres or 148,555 square feet being part of Lots 22 and <br />23 of Strang Subdivision, in the Enoch Brinson Survey, Abstract <br />5, Harris County, Texas, and the existing improvements located <br />thereon. <br /> <br />The subject property is basically rectangular in shape and situated <br />along the north line of State Highway 225 between Miller Road and <br />Underwood Road. State Highway 225 is a four-lane divided concrete paved <br />thoroughfare utilizing o~en ditches for drainage. The subject is <br />currently improved with a metallic office/warehouse facility containing a <br />gross building area of 17,995 square feet. This structure is broken down <br />into approximately 3,280 square feet of office space and air conditioned <br />storage space, approximately 13,795 square feet of shop and storage area <br />and approximately 920 square feet of lunchroom/storage space. The office <br />and air conditioned storage space, for the most part, has paneling or <br />sheetrcc~ ~811s, acoustical tile ceiling anu fluorescent lighting. Carpet <br />and tile flooring is found throughout this area. The lunch/storage area <br />features the same type improvements, with the exception of carpeting. The <br />shop area has apprOXimately 11,995 square feet with the apex being <br />approximately 31 feet. There are two cranes (one 10-ton and one 20-ton) <br />with a lift height of approximately 26 feet and approximately 160 feet of <br />craneway. The shop area is insulated on all walls and ceilings. The shop <br />area has a varnish tank and sunken pit. In addition, a sandblasting room <br />is found in the north end of the structure. <br /> <br /> <br />JERRY S. DOMINY.
