Jones Survey, Abstract 482, and the George B. <br />Mckinstry League, Abstract 47, Harris County, Texas, and being <br />out of that 'certain 110.5334 acre tract of land conveyed.to Don <br />Tuffli, Trustee, by instrument recorded under File Number <br />T459129 and Film Code 523~01-2393 of the Harris County Official <br />Public Records of Real Property, and being out of that certain <br />45.59 acre tract of land conveyed to Don Tuffli, Trustee by <br />instrument recorded under File Number T459125 and Film Code <br />523-01-2366 of the Harris County Official Public Records of Real <br />Property, and also being out of that certain 232.63 acre tract <br />of land conveyed to Bayport Rail Leasing Corporation by <br />instrument recorded under File Number T371930 and Film Code <br />522-14-1158 of the Harris County Official Public Records of Real <br />Property; said 156.5 acres (6,816,954 square feet) of land being <br />more particularly described by metes and bounds as follows (all <br />bearings are referenced to the monumented northeast and <br />southeast corners of that certain 343.164 acre tract of land <br />conveyed to Chevron U.S.A., Inc. by instrument recorded under <br />File Number K333086 and Film Code 034-62-1148 of the Harris <br />County Official Public Records of Real Property): <br /> <br />COMMENCING at the northwest corner of said 343.164 acre tract, <br />same being the northwest corner of said 110.5334 acre tract and <br />same being the northwest corner of that certain 10.320 acre <br />tract of land conveyed to the Harris County Flood Control <br />District by instrument recorded under File Number K529266 and <br />Film C9de 046-63-0384 of the Harris County Official Public <br />Records of Real Property, and being the intersection of the <br />centerline of that certain 60-foot wide Harris County Flood <br />Control District Easement, called Spring Gully, re~orded in <br />Volume 3699, Page 28 of the Harris County Deed Records with the <br />south right-of-way line of that portion of Fairmont Parkway, <br />based on 250 feet in width, conveyed as an easement to Harris <br />County, Texas, by instrument recorded in Volume 3642, Page 41 of <br />the Harris County Deed Records; <br /> <br />THENCE N 86056'38" E 85.00 feet, with the south right-of-way, <br />line of said Fairmont Parkway, same being the north line of said <br />343.164 acre tract and the north line of said 110.5334 acre <br />tract, to a 5/8 inch iron rod set for the northeast corner of <br />said 10.320 acre tract and being the PLACE OF BEGINNING and the <br />northwest corner of the herein described tract of land; <br /> <br />.. <br /> <br />THENCE N 86056'38" E 661.72 feet to an angle point in,the south <br />right-of-way line of said Fairmont Parkway, same being the north <br />line of said 343.164 acre tract and the north line of, said <br />Continued on next page <br /> <br />-1- <br /> <br />" <br /> <br />
