<br />A 53.41 acre (2,326,745 square foot) tract of land in the George B. McKinstry League,
<br />Abstract Number 47, and partially in the Wm. M. Jones Survey, Abstract Number 482,
<br />Harris County, Texas, being a portion of a called 100.00 acre tract described in a deed
<br />from Friendswood Development Company to Armak Company, recorded in Harris
<br />County Clerk's File Number 0926504, said 53.41 acre tract being more particularly
<br />described as follows (bearings based on the Texas State Plane Coordinate System,
<br />South Central Zone, NAD 1983, from GPS observations with reference to NGS
<br />Cooperative CaRS "NETP" on February 18, 2004):

<br />COMMENCING at a 5/8 inch iron rod with brass cap stamped 2675 found, as called,
<br />marking the intersection of the west line of a 50 foot wide Southern Pacific
<br />Transportation Company railroad spur right-of-way (described as a 21.274 acre tract
<br />(Tract 2), and recorded in Harris County Clerk's File Number 0867930), with the north
<br />line of a 100 foot wide tract (described as Bayport Pipeline Corridor "30" (Tract 2,
<br />Segment 1), a called 10.51 acre tract described in a deed to Exxon Pipeline Company
<br />as recorded in Harris County Clerk's File Number R930140), said corner marking the
<br />southeast corner of said called 100.00 acre tract;

<br />THENCE, South 87 degrees 32 minutes 20 seconds West, a distance of 1,294.30 feet,
<br />(called South 87 degrees 31 minutes 40 seconds West), with the north line of said
<br />Bayport Pipeline Corridor "30", to a 5/8 inch iron rod with CLR cap set for the most
<br />southerly southeast corner and POINT OF BEGINNING hereof;

<br />THENCE, South 87 degrees 32 minutes 20 seconds West, a distance of 750.42 feet,
<br />with the north line of said Bayport Corridor "30" and the south line of said called 100.00
<br />acre tract, to a 5/8 inch iron rod with brass cap stamped 2680 found, as called, in the
<br />east right-of-way line of Baypark Drive (based on a width of 100 feet (described in
<br />Harris County Clerk's File Number E717339)), said corner marking the southwest corner
<br />of said called 100.00 acre tract and the southwest corner hereof;

<br />THENCE, North 02 degrees 28 minutes 16 seconds West, a distance of 2,116.74 feet,
<br />(called North 02 degrees 28 minutes 20 seconds West, a distance of 2,118.29 feet),
<br />with the east right-of-way line of said Baypark Road, to a 5/8 inch iron rod with brass
<br />cap stamped 2679 found, as called, marking the southwest corner of a called 125.179
<br />acre tract described in a deed to Petrolite Corporation as recorded in Harris County
<br />
