<br />METES & BOUNDS DESCRIPTION <br />16.6489 ACRES OUT OF THE <br />WILLIAM M. JONES SURVEY, A-482 AND <br />HARRIS COUNTY, TEXAS <br /> <br />All that certain 16.6489 acres of land out of the residue of certain called 187.6711 acre tract as described <br />in a deed dated 12-04-2006 from Tuffli Company, Inc. to North Bayport Industrial Park II, Ltd. filed in the <br />Official Public Records of Real Property of Harris County, Texas at Clerk File No. 2060239193 and out of <br />the William M. Jones Survey, A-482 , Harris County, Texas and being more particularly described by <br />metes and bounds as follows: <br /> <br />Commencing at a found "RR" spike in asphalt marking the northeast corner of Bayport North Industrial <br />Park according to the plat thereof filed at Film Code No. 437010, Harris County Map Records said point <br />also being located in the south right-of-way line of Fairmont Parkway (250' wide) at its intersection with the <br />east right-of-way line of Underwood Road (50' wide); Thence N 75044' 17" E - 88.32', with the south right- <br />of-way line of said Fairmont Parkway to a found 5/8" iron rod with cap marked No. 2763 marking the <br />beginning of a non-tangent curve to the right having a central angle of 00018' 31", a radius of 5,920.79', a <br />chord bearing of N 78006'40" E, a chord distance of 31.90'; Thence continuing with said south right-of-way <br />line for an arc distance of 31.90' to a found 5/8" iron rod marking the north end of a 20' cut-back corner; <br />Thence S 380 06' 56" W - 30.62', with the said cut back line, to a found 5/8" iron rod with cap for corner; <br />Thence S 010 56' 14" E - 1,973.79',98' east and parallel with the said east right-of-way line of Underwood <br />Road, to a found 5/8" iron rod with cap marking the south end of a 20' cut-back corner for and POINT OF <br />BEGINNING of the herein described tract; <br /> <br />THENCE N 420 43' 18" E - 28.45', with the said cut-back line, to a found 5/8" iron rod with cap for corner; <br /> <br />THENCE N 87022' 51" E - 2,030.99' to a found 5/8" iron rod with cap for corner; <br /> <br />THENCE S 020 32' 48" E - 354.88' to a found 5/8" iron rod with cap for corner; <br /> <br />THENCE S 870 27' 55" W - 2,054.73', with the south line of the said William M.
