BUILDING 11 <br />METES & BOUNDS DESCRIPTION <br />10.1307 ACRES OF LAND <br />BEING ALL OF RESTRICTED RESERVE "C" AND A PORTION OF "D" <br />BLOCK 3 <br />BAYPORT NORTH INDUSTRIAL PARK II <br />HARRIS COUNTY, TEXAS <br />All that certain 10.1307 acres of land being all of Restricted Reserve "C" and a portion of "D" , Block 3, Bayport <br />North Industrial Park II, according to the plat thereof filed in the Map Records of Harris County, Texas in Film Code <br />No. 625094, and being more particularly described by metes and bounds as follows: <br />BEGINNING at a found 5/8" iron rod with cap for corner marking the north cutback corner of a 20' cutback line for <br />the intersection of the south right-of-way line of Fairmont Parkway (250' wide) and the east right-of-way line of <br />Malone Drive (60' wide private access and private utility easement); <br />THENCE N 860 50' 09" E - 548.82', with said south right-of-way line to a found 5/8" iron rod with cap for an angle <br />corner; <br />THENCE N 860 59' 50" E - 278.15', continuiung with said south right-of-way line to a found 5/8" iron rod with cap <br />for corner; <br />THENCE S 70 16' 23" E - 481.33', with the east line of said Bayport North Industrial Park II to a found 5/8" iron <br />rod with cap for corner; <br />THENCE S 860 56' 49" W - 456.15' to a set 5/8" iron rod with cap for corner; <br />THENCE S 30 09' 51" E - 13.16' to a set 5/8" iron rod with cap for corner; <br />THENCE S 860 50' 09" W - 581.63' to a set 5/8" iron rod with cap for corner; <br />THENCE N 300 03' 50" E - 127.16', with the east right-of-way line of said Malone Drive to a found 5/8" iron rod <br />with cap for the Point of Curvature of a curve to the left having a central angle of 330 13' 41", a radius of 530.00', a <br />chord bearing of N 130 27' 00" E — 303.08'; <br />THENCE with said curve to the left and continuing with said east right-of-way line an arc distance of 307.37' to a <br />found 5/8" iron rod with cap for the Point of Tangency; <br />THENCE N 30 09' 51" W - 76.37', continuing with said east right-of-way line to a found 5/8" iron rod with cap for <br />the south cutback corner of the aforementioned 20' cutback line; <br />THENCE N 410 50' 09" E - 28.28', with said 20' cutback line to the POINT OF BEGINNING and containing <br />10.1307 acres (441,293 square feet) of land, more or less. <br />Compiled from survey by: <br />Prejean & Company, Inc. <br />Surveying and Mapping <br />Job No.256-4-9_BLDG_I1 <br />Date: 11-03-2015 <br />
