EXHIBIT A <br />PROPERTY DESCRIPTION <br />(19.7124 Acres) <br />TRACT I: <br />All that certain 19.7124 acres of land out of Restricted Reserve "B", Bayport North Industrial Park 11 <br />according to the plat thereof filed at Film Code No. 625094, Harris County Map Records, also being out <br />of that certain residue of a called 187.6711 acre tract of land described in a deed dated 12-04-2006 from <br />Tuilli Company, Inc. to North Bayport Industrial Park 11, Ltd. filed for record in the Official Public <br />Records of Real Property of Hams County, Texas, at Harris County Clerk's File No. 20060239193 and <br />corrected under 20070038097 being more particularly described by metes and bounds as follows: <br />BEGINNING at a found "X" in concrete being the north end of a 20' cut back line for the east right-of- <br />way line of Fair Drive (60' wide) at its intersection with the north right-of-way line of New Decade Drive <br />(60' wide), and being the northerly southwest corner of said Reserve "B' ; <br />THENCE N 010 56' 14" W — 852.58', with said east right-of-way line to a found 5/8" iron rod with cap <br />for corner; <br />THENCE N 88° 03' 46" E with the south line of that certain called 5.0000 acre tract of land described in <br />a deed dated 02-20-2009 from North Bayport Industrial Park Il, Ltd. to Bayport North, L.L.C. filed in the <br />Official Public Records of Real Property of Hams County, Texas in Clerk's File No. 20090094007, Film <br />Code No. 063-16-1903 at 405.21' passing the southeast comer of said 5.0000 acre tract and continuing <br />for a total distance of 995.57' to a set 5/8" iron rod with cap for comer, <br />THENCE S 010 57' 16" E — 770.72', with the west right-of-way line of Malone Drive to a found 5/8" <br />iron rod with cap to an angle point; <br />THENCE S 420 42' 48" W—128.02' to a found 5/8" iron rod with cap for corner, <br />THENCE S 870 22' 51" W — 885.90', with the north right-of-way line of said New Decade Drive to a <br />found 5/8" iron rod with cap for comer and being on the south end of said 20' cut back line; <br />THENCE N 470 16' 42" W — 28.12', with said 20' cut back line to the POINT OF BEGINNING and <br />containing 19.7124 acres (858,674 square feet) of land. <br />TRACT II: <br />Easement Estate created for non-exclusive private streets or permanent access easements and private <br />utility easements within said private streets or permanent access easements, as created by and reflected in <br />that certain plat of Bayport North Industrial Park II, according to the map or plat thereof filed for record <br />under Film Code No. 625094 of the Map Records of Harris County, Texas and being described as all that <br />certain 8.5755 acres of land for public access easement out of the William M.
