EXHIBIT "A" La Porte Logistics, LLC PROPERTY DESCRIPTION TRACT 1: Being 66.310 acres of land being out of a called 75.881 acres tract conveyed by deed dated June 9, 2017 from E.I. Du Pont de Nemours and Company to Enoch Brinson, LTD., as recorded in Harris County Clerk's File No. RP-2017-258348 of the Deed Records of Harris County, Texas. Said 66.310 acres being portions of Lots 8, 9, and 10, of the Strang Subdivision as recorded in Volume 75, Page 22 of the Deed Records of Harris County, Texas, and being out of a called 822.154-acre tract conveyed by deed dated April 27, 1944 to E.I. Du Pont de Nemours and Company, as recorded in Volume 1318, page 364 of the Deed Records of Harris County, Texas. Said 66.310 acres being situated in the Enoch Brinson Survey, Abstract No. 5, Harris County, Texas and being more particularly described by metes and bounds as follows: (Bearings based on E.I. DU PONT DE NEMOURS plant grid coordinates); COMMENCING at a 4" X 4" concrete monument stamped "'DuPont" found for the southeast corner of a called 37.6595 acres tract conveyed by deed dated December 27, 1967 to E. I. Du Pont Nemours and Company as recorded in volume 7034, page 10 of the Deed Record of Harris County, Texas, said monument having plant grid coordinate values of N 4596.324, and W 7116.398, and being the northeast corner of a called 2.937 acres tract conveyed by deed dated January 30, 2013 to Northeast Real Property Holding of Houston Limited Liability Company, as recorded in Harris County Clerk's File No. 20130050847 of the Deed Records of Harris County, Texas, same being in the west line of Sens Road (60' R.O.W.), said monument also being the southeast corner of a called 250' Right -of -Way and Easement (Way 1) granted to Houston Lighting and Power Company (Vo1.8437, Pg.88, H.C.D.R.); THENCE North 00' 01' 37" East, a distance of 813.91 feet along the west line of said Sens Road to 5/8 inch iron rod with LJA cap found for the southeast corner and PLACE OF BEGINNING of herein described tract of land; THENCE North 89°48' 56" West, a distance of 156.57 feet along a line 20 feet north of and parallel with the centerline of rail road tracks to a 5/8 inch iron rod with LJA cap found for the beginning of a curve to the right; THENCE along said curve having a radius of 426.60 feet, a central angle of 29' 46' 56", a chord bearing and distance of North 72' 50' 46" West — 219.26 feet, and an arc length of 221.75 feet to a 5/8 inch iron rod with LJA cap found for corner; THENCE North 570 28' 58" West, a distance of 1993.22 feet continuing along a line 20 feet north of and parallel with the centerline of rail road tracks to a 5/8 inch iron rod with LJA cap found for corner; THENCE South 32' 3 F 02" West, a distance of 40.00 feet to a 5/8 inch iron rod with LJA cap found for corner; 7255742v4 A-1
