GOAL o Provide additional attentionresources to promote <br />new infill development and redevelopment/revitalization <br />established are s. <br />Redevelopment/revitalization efforts require cooperative action to <br />encourage new and sustained private investment and to provide supporting <br />rehabilitation of public infrastructure. A key part of the process is <br />determining the strategic actions and initiatives the community should take <br />to achieve its redevelopment goals and objectives. Successful redevelopment <br />will often require cooperation and coordination between agencies at <br />different levels of government, as well as non-profit community <br />organizations. This should include coordination of physical improvements <br />with social service programs that aim to enhance the health and economic <br />capacity of residents in targeted neighborhoods. There are several sizeable <br />undeveloped and underdeveloped parcels within the City that provide <br />opportunities for infill development where streets and utilities already exist <br />or may be readily extended. There are also many individual lots that may be <br />developed. In addition, there are several areas that warrant consideration of <br />redevelopment or revitalization during the 20 -year horizon of this plan. <br />Action and Initiatives <br />1) Conduct individual redevelopment or revitalization plans for those areas <br />identified on Map 2.1, Revitalization Areas. These plans should be <br />created in partnership with the City, land and business owners, adjacent <br />property owners, and other stakeholders to determine the most <br />appropriate courses of action to improve these areas. <br />2) Determine the appropriate zoning of infill development tracts and <br />initiate rezoning as appropriate. Zoning actions should be in accordance <br />with the Future Land Use Plan, and care must be taken to ensure that <br />the neighborhood character is preserved and compatibility with existing <br />uses is observed. <br />3) Review and amend the City's development ordinances to identify and <br />resolve regulatory impediments to infill development, redevelopment, <br />and revitalization. Incorporate standards that are unique and <br />® d applicable to these sites. <br />GOAL 2. Continue investment i the Main Street, Sylvan <br />Beach, and to originalt e Downtown. <br />As identified throughout the public process, through previous <br />planning efforts, e.g., the City of La Porte's Economic Development <br />Strategic Plan, and as expressed by the City's Main Street Program, <br />the Greater Downtown, Sylvan Beach and waterfront of La Porte <br />has and will continue to play a significant role in the City's long- <br />term future.
