Sens Road Dist. Ctr. <br />Site Plan <br />Page 2 of 2 <br />Drainage - The drainage for the proposed development is within the <br />17101 watershed. The applicant is providing detention to the north <br />abutting UPRR and State Highway* 225. Harris County Flood Control <br />District (HCFCD) will determine detention criteria because of the direct <br />outfall into F101 and TxDOT system. <br />TxDOT approval is required for the driveway* along its roadway* as well <br />as drainage. An express review sheet from Harris County* and driveway* <br />permits shall be required before final approval of the site plan will be <br />granted by the City of La Porte. <br />Exterior Building Design Standards — Proposed facility* is subject to <br />the City of La Porte exterior building design standards of 100% masomy <br />and glass products, as required along major thoroughfares. Proposed <br />Sens Road Distribution Center building shall be pre -cast concrete <br />exterior walls, dock high class A building with TPO built -up roof and <br />aluminum framed windows. <br />Economic Development — The proposed project represents a significant <br />positive impact to economic development within the City* of La Porte. The <br />site will be developed as office /warehousing and distribution center. <br />Ultimately*, the development is estimated to have a veiN- positive impact <br />on both the City and school district in terms of property* tax revenues. <br />Conclusion/ <br />Recommendation: Staff has reviewed the major development site plan for the Sens Road <br />Distribution Center and found it complies with the Development <br />Ordinance. The site plan is recommended for approval with the following <br />conditions: <br />• Furnish the City an approval of driveway* and drainage by TxDOT. <br />• Provide the City a copy* of Express Review Sheet by Harris County*. <br />• Provide the City a copy* of driveway* permits issued by Harris County* <br />prior to the issuance of any* building permits. <br />• Stormwater permit with permanent control features shall be required. <br />Options available to the Commission are as follows: <br />• Approve the Major Development Site Plan as filed; <br />• Conditionally approve the Major Development Site Plan as filed, <br />provided, the reasons for such conditional approval are stated in <br />writing and a copy of the statement is signed by the Chairman of <br />the Planning and Zoning Commission. <br />• Disapprove the Major Development Site Plan as filed, provided, <br />the reasons for such disapproval are stated in writing and a copy <br />of the statement is signed by the Chairman of the Planning and <br />zoning Commission. <br />
