City of La Porte <br />Special Conditional Use Permit #13-91000002 <br />This permit is issued to:St. Mark United Methodist Churchc/o Deborah Giles <br />Owner or Agent <br />th <br />120 North 7Street, La Porte, TX 77571 <br />Address <br />For Development of:St. Mark United Methodist Church <br />Development Name <br />th <br />120 North 7Street <br />Address <br />Legal Description:Lots 1-9 & 34-28, Block 54, Town of La Porte <br />Johnson Hunter Survey, Abstract 35, La Porte, Harris County, Texas <br />Zoning:Main Street District (MSD) <br />Use:Church <br />Permit Conditions: <br />1.This Special Conditional Use Permit is specifically limited for the St. Mark United Methodist <br />Church on the above referenced property. <br />2.This permit does not become valid until a Certified Development Site Plan is submitted to the City; <br />reviewed and approved in accordance with the requirements of the Development Ordinance. <br />3.The developer acknowledges the existence of existing alcoholic beverage business at 700 W. <br />Main Street and waives the rights for the protection under Section 6-2 of the City’s Code of <br />Ordinances for this particular business in regards to church, school and daycare operations <br />now and in the future. <br />4.The Developer shall comply with all applicable laws and ordinances of the City including <br />building permits, irrigation, landscaping/screening, sidewalk provisions, and the State of <br />Texas. <br />Failure to begin construction within one (1) year after issuance or as scheduled under the terms of a <br />special conditional use permit shall void the permit as approved, except upon an extension of time <br />granted after application to the Planning and Zoning Commission. <br />If construction is terminated after completion of any stage and there is ample evidence that further <br />development is not contemplated, the ordinance establishing such special conditional use permit may be <br />rescinded by the City Council, upon its own motion or upon the recommendation of the Planning and <br />Zoning Commission of the City of La Porte, and the previous zoning of the entire tract shall be in full <br />effect on the portion which is undeveloped. <br />Validation Date: <br />Director of PlanningCity Secretary <br />3 <br /> <br />
