<br />Texas Parks and Wildlife Department, an agency of the State of Texas, (as to
<br />Tracts I and I I), and the State of Texas, acting herein by and through the
<br />Texas Parks and Wildlife Department (as to Tracts III and IV), as Grantor, for
<br />and in consideration of $450,000.00 paid, for Grantor's benefit, to Texas
<br />Parks and wildlife Department simultaneously with the delivery of this deed to
<br />Grantee, City of La Porte Development Corporation, a Texas non-profit I~
<br />corporation, 604 West Fairmont Parkway, La Porte, Texas 77571, and for the
<br />further consideration of Grantor's right to continue to occupy and use the
<br />premises at 105 San Jacinto Street, La Porte, Harris County, Texas, at no cost
<br />through December 31, 2009, Grantee to take possession thereof on January 1,
<br />2010; provided, however, Grantee shall have the right to immediate possession
<br />of the portion of the San Jacinto Street right-of-way, abutting the herein
<br />described Property, and abutting the alley adjacent to the herein described
<br />property, with Grantor using other means of ingress and egress to the herein
<br />conveyed property; has GRANTED and CONVEYED, and by these presents does GRANT
<br />and CONVEY unto Grantee four tracts of land in Harris County, Texas, described
<br />as follows, together with all of the Grantor's right, title, and interest in
<br />the adjoining street and alley rights-of-way:
