<br />Being a 0.379 acre (16,504 square feet) parcel of land
<br />located in the. Enoch Brinson Survey, Abstract No.5,
<br />Harris County, Texas, and being out of the west portion
<br />of Outlot 303 of the La Porte outlots, a subdivision
<br />recorded by plat in Volume 61, Page 374, of the Harris
<br />County Deed. Records, said 0.379 acre tract being more
<br />particular~y described by metes and bounds on Exhibit "A"
<br />attached hereto, incorporated by reference herein, and
<br />m~de a part hereof for all purposes; and as shown on a
<br />plat attached hereto as Exhibit liB", incorporated by
<br />reference herein, and made a part .hereof for all

<br />SAVE AND EXCEPT, and there is hereby reserved unto
<br />Seller, their successors and assigns, all of the interest

<br />may be produced from the above property, however, Seller
<br />waives the right of ingress and egress at all times, for
<br />the purpose of mining, drilling, exploring, operating and
<br />developing said property for oil, gas, and other minerals
<br />and removing the same therefrom.

<br />Reservations from and Exception to Conveyance and Warranty: Taxes
<br />for the current year have been prorated and are assumed,by Grantee.
<br />This conveyance is made subject to all and singular the
<br />restrictions, conditions, oil, gas, and other mineral reservations,
<br />easements, and covenants, if any, applicable to and enforceable
<br />against the above described property as reflected by the records of
<br />the county clerk of the aforesaid county.

<br />conveys to Grantee the property, together with all and singular the
<br />right$ and appurtenances thereto in any wise belonqinq, to have and

<br />successors, or assigns forever. Gran~or binds Grantor and
