<br />Being a 0.381 acre (16,596 square feet) parcel of land located in the Enoch Brinson Survey,
<br />Abstract No,S, Harris County, Texas, and being out of and a part of a called 3.00 acre tract,
<br />said 3,00 acre tract being part of Outlot .304 ~f the La Porte'Outlots, a subdivision recorded by
<br />plat in Volume 61, Page 374, of the Harris, County Deed Records (HCOR), Harris County,
<br />Texas, said 3,00 acre tract having been conveyed to Lucien Paul Moreau, et ux by deed dated
<br />September 19, 1990 and recorded under Hanis County Clerk's File (HCCF) No. M828602 of
<br />the Offidal Public Records of Real Property of Harris County, Texas (OPRRPHC1). Said
<br />0.381 acre tract is more particularly described by metes and bounds as follows:

<br />BEGINNING at a 5/8-inch iro'n rod set for the southwest comer of the aforementioned called
<br />3.00 acre tract and the herein described parcel, same being in the north line of a 30 foot wide
<br />Harris Couoty Flood Control District (HCFCD) fee strip conveyed by deed dated November 22,
<br />1965 and recorded in Volume 6291, Page 64 of the Harris County Deed Records (HCOR), same
<br />.being the southeast comer of that ceI1ain tract of land ~ut of Outlots 305 and 316 conveyed by
<br />deed dated March 8, 1973 to Eugene R, Ybarra and Antonio Matta and recorded under HeCp
<br />No. D832504 of said OPRRPHCT;

<br />'THENCE, North 02 degrees 59 minutes 55 seconds West, with the west line of said Outlot 304,
<br />same being the east line of Outlot 30S, a distance of 110.66 feet to a S/8-inch iron rod set for
<br />comer;

<br />TIlENCE, North 86 degrees 57 minutes 42 seconds East, across said Outlot 304, a distance of
<br />ISO, 18:feet to a S/8-inch iron rod set for comer on the east line of the aforesaid called 3.00 acre
<br />tract, said iron rod .also being in the west line of that certain tract of land out of the easterly
<br />portions of Outlots 304 and 317 conveyed by deed dated Apri12S, 1967 to Thomas E. Cockrell,
<br />et ux., and recorded in Volume 6742, Page 429 of said HCOR;

<br />THENCE, South 02 degrees 59 minutes 44 seconds East, with the common line of said Moreau
<br />and Cockrell tracts, a distance of 110.35 feet to a 5/8-inch iron rod set for comer in the north
<br />line of the aforesaid 30 foot wide HCFCO feet strip, and from which a found 112-inch iron rod
<br />bears South 03 degrees 09 minutes.East, a distance of 1,45 feet; .

<br />THENCE, South 86 degrees SO minutes 44 seconds West, with the common line of ~d Moreau
<br />tract and said 30 foot wide HCFCD fee strip, a distance of 150.18 feet to the POINT OF
<br />BEGINNING, and containing 0.381 acre (16,596 square feet) of land.
